...I guess from 20 years ago, the values have gone up, but by then, if you compound interest the property taxes you have paid, you paid twice, or double already and that does not count maintenance, upkeep and insurance.
...On a side note, right now, it is cheaper to rent and will get even cheaper for awhile.

But I have been renting temporarily for the last while now, due to recent transition, and in some ways that has been a blessing. But I was comparing notes the other day with my neighbor who owns the same type of house. (they are all made of ticky-tacky and all lined up in a row ). However their house payment including everything, is about half what my rent payment is..
Albeit a gamble, this is an attractive time to buy. It's just that one doesn't know where the heck their property values will go from here.

The results of 7 years and counting of an administration that raised no taxes. He gave tax cuts by the billions to big oil and drug companies. Plus, included the top 1% of americans in the big give-away. Not once did he do this but, twice and also changed the tax code to help them as well!
Now, he gives some to the middle-class and some working poor!
In these years of no tax increases and easy living for the rich and the corporations he is leaving us with this!
7+ years of rich and republican prosperity

One thing that is very obvious is that the next president has a terrible fiscal mess to clean up and an economy that will still be in big trouble.

...We lived through the last real estate collapse and it several years to clear out the excess inventory which lowered prices for over 5 years before the bottom.
...It all depends on what the next administration does with interest rates and if the private sector maintains alignment with the Feds; which they did not do in the last collapse in the attempt to catch up with real inflation overnight with interest rising to 20+%.

Just commenting that rentals can be amazingly high, and here in particular, have been for a very long time, compared to many purchases. Being an Appalachian State one wouldn't expect Tennessee to be especially high-priced in either regard. But they actually are. Although housing prices are down a little, (not nearly as much as elsewhere) and people are refinancing at lower interest rates, as well as fixed loans from ARMs, we are not seeing those savings factors pass through to the tenants as lower rentals. The landlords are just pocketing the difference for a rainy day. It's very hard to lower asking rates once they've been high.
We do have excess housing here as well though. And builders are hurting. I think many would-be potential buyers are afraid to venture into that marketplace, and realize they really can't afford most if it too. But oddly enough builders are still asking artificially high home prices.
This has long been considered to be one of the lower COL areas in the country, in spite of all the natural beauty. Yet seeing average nice new homes in the $350,000 to $600,000 range is very commonplace.

Answer me this ["experts"]...this "tax rebate" is only for those with EARNED income, right? ie wages and the added "loophole": Social Security.
What about those with simple non-government pensions. Or those who live off rental income...or interest, etc. That's not "earned income", but classified as "unearned income" -- fully taxable, but still: not "earned income".
When I started thinking about this, I got the giggles...DR and I might both be in the same (leaky) boat OMG, gotta love the ambiguities in this country.

SunBabe, while I'm no "expert" on either economics or tax issues, (McCain and I share that one common trait), it's my understanding that if you filed a tax return, regardless of itemized deductions, you will qualify for a rebate.
However, not very many will be covering their house-payment with it though. It's either $300, $600 or $1200 depending on the household.

Speaking of taxes I am getting sick and tired of my tax dollars going to support facilities for any church or religious property of any kind!
I want churches and all religions to be taxed at 100% of the taxable value of all their property! I don't go to church, I am not religious and I don't believe in any of those gods! It is all fake to me. Yet, they are tax exempt that has got to stop, pronto! 
My taxes are building roads, sewers and water lines and facilities to name a few. They are reaping the benefit of my tax money!
I want it stopped! I am going to start seeing about getting something done!
Now, you holy-rollers have something to gossip about!

Hey luckie, I'll help ya! Sounds weird I know, but the laws are getting old and way way behind times. When it all started with state separate from church, was well and good when it was a spiritual asessment, but the last few centuries it's changed to profit investment.
When looking on the internet there's countless clergy mizers begging for your Visa and auto monthly withdrawl to their churches. Even on T.V., I seen still the same old 1970's Ethiopian commercial clips, give and help feed a child today or adopt a child. Aren't those same kids all grown up by now and have grand kids? 
If it's not strictly a spiritual church, then it is a business church.
